The Building Manager provides strong leadership across all construction activities within their allocated building(s), demonstrating a positive HSE approach and promoting a robust Nuclear Safety Culture throughout the entire construction lifecycle. Working closely with the Area Lead, the Building Manager oversees day‑to‑day planning, engineering coordination, and works progression to ensure safe, timely, and high‑quality delivery.
Leadership & Construction Delivery
- Lead multidisciplinary teams to achieve safe, high‑quality, and fully compliant construction completion for assigned building(s).
- Manage interfaces with NNB as Principal Contractor, ensuring all activities meet CDM requirements.
- Coordinate with all contractors on site to establish and maintain suitable access solutions and work sequences that support the construction schedule.
- Oversee construction progress through Mechanical, Electrical, and HVAC Discipline Leads, as well as scaffolding, insulation, and painting activities via the SIP Discipline Lead.
Technical Oversight & Documentation
- Ensure all construction activities are executed in accordance with relevant specifications and project requirements.
- Support the Area Lead in managing the Building DWP process.
- Create, update, and validate the List of Applicable Documents (LAD) for assigned building(s).
- Ensure documentation is kept current, accurate, and aligned with the latest Works Information.
- Manage the production, review, and approval of Health & Safety, Quality, and Construction documentation through Discipline Leads.
Planning, Progression & Reporting
- Ensure progress reports, forecasts, and issue logs are maintained and communicated to the Building Lead.
- Conduct productivity reviews and ensure reports are available to support performance monitoring.
- Maintain and manage Procon reporting data for allocated building(s).
- Ensure weekly and monthly reports are produced and submitted to the Area Manager in line with the reporting calendar.
- Ensure access strategies, materials, and plant are in place to support the execution schedule.
Change Management & Constructability
- Manage project change within assigned building(s), ensuring full adherence to the change control process.
- Coordinate construction documentation and scope changes with the Building Lead.
- Engage with building engineers to optimise constructability and installation sequencing for maximum efficiency.
- Assess practicalities and risks associated with construction activities using engineering expertise.
Safety, Compliance & Culture
- Provide visible HSE leadership and promote a strong, compliant Nuclear Safety Culture.
- Conduct site inspections to ensure safety rules and nuclear safety principles are consistently applied.
- Ensure full compliance with nuclear safety, site licence conditions, and regulatory requirements.
- Promote good industrial relations and address issues promptly and professionally.
Performance & Delivery Assurance
- Ensure the building is delivered on time, within budget, and to the required quality standards.
- Monitor construction productivity and report performance to the Building Lead.
- Drive collaboration between partners and subcontractors to ensure successful delivery.
